My Florida termite story (I have a Texas one too)
We contracted for a 10 y/o brick rancher in Pace earlier this year contingent upon inspections. No termite "contract." Terminix came out & did an inspection for us and found some termites under a landscaping timber about 6 ft from the house ... nothing else ... and nothing around the foundation.
A few days later I was doing my own very thorough inspection of the entire house and lot & noticed some tiny pinholes here and there in a bathroom wall. Most of them were hidden behind a towel holder and down below the toilet. But no debris underneath. Looked all around the foundation and didn't see any tubes. I took a big screwdriver and began trenching all around the foundation a few inches deep ..... got to one point on the front of the house (which had heavy shrubbery I had to clamber behind, btw) and began turning up termites right at the house foundation for about a 4 to 5 foot length. Hundreds of them. I showed them to the owner & Agent .... they really didn't say much at all ... didn't even seem surprised. The Agent (friend of the seller) questioned if I was sure they were termites. (I know termites ... I've had them before) I even put a few in her hand. Ended up terminating the contract ... I told the Agent we would consider re-negotiating if the owner had some sort of proposal for thorough inspection, mitigation, and repair of any structural damage found but the inspection would have to at least include tear out of some drywall along the front room of the house where I found termites against the foundation and in the bathroom I found pinholes in the wall.
Never heard back from the owner or Agent .... I'm guessing they sold it to an unsuspecting someone else & never even mentioned it.
We ended up buying a newly built house.
(My "Texas termite story" involved Terminix, we had a contract, and they took care of treatment and repairs 100% and timely with no flak - the contractor they used did an excellent job - and that's not an endorsement of Terminix as a company - just my experience with that particular Terminix office - your mileage may vary)
