Living on Pensacola Beach will not compare to any other beach in the Panhandle.

It will be an experience you will never forget.
I wish I would have done it.

The elementary school is awesome out there, so I have heard.

You will love going most places by bike, or better yet golf cart.

The down side will be costs, but that is a calculated risk, including insurance, HO-6, Wind, & Flood.

Accessability during Spring Break, Blue Angel Week, 4th of July. Know that if you leave the Island, it will take hours to return because of traffic. Get your supplies and hunker down and enjoy the event, after all, that is why you are there.

Having to drive through Gulf Breeze to get there.

Have a Hurricane plan, which includes adequate "Additional Living Expenses" on your insurance policy.

Salt water corrosion on your personal owned items at the beach, i.e. boats, cars motorcycles, bicycles.

If you make this choice, you will be able to qualify for "Beach Bum" status!!!

The association fees are probably going to be a big factor. We arent looking into fancy high rise jobs with the pools/gym/tennis courts blah blah. Just some decent little townhomes/1 or 2 story jobs so hopefully they will not be too outrageous.

Another problem you may run into is because of the high forclosure rate in multi family homes it may be hard for you to get a loan. I'm living in a place called Keys Gate and it is almost impossible. My uncle just tried to buy one and his score is very high and no bank would loan in here for that reason. On a positive note check to see if there is anymore first time home buyer $ in the county your looking in. I was told some more $ was set up in Escambia County. It's up to something like $7600

The condo association fees are high. We pay 600 at the beach and 400 at the bay unit. Normally the beach rental pays for all the expenses for that unit, but because of our friends, BP our rents have been noexistant. On a bright side, you can probably get some good deals now because of our "friends" BP. Lots of folks are having trouble getting enough rent to pay for these expenses.
Re the comment about getting recruited for jobs at the condo. The full time residents do a lot of the grunt work. I'm really not sure I could live full time in such close quarters and having to do all the jobs to keep the place nice.

I think that i would rent for a while and then buy if I really loved the place. My friends lost a lot of family stuff during Ivan. i would not want to keep things on the beach that I care about losing during a storm.
