Anyone familiar with the Escambia Shores subdivision North of the East end of the I-10 bridge? Wondering about boating access, ramps, neighborhood quality etc.

I have caught some great specks in that area. In regard to living there, do you like hotnats/noseeums? If so, you will love the area.
