Default Innerarity Point

I figure this is a long shot, but worth a try. My parents have a weekend place on Innerarity (towards the front.) I thoroughly enjoy the place, area, and hodge podge community it feels like I am down there as much if not more than them. SO my question for you guys is there anything "for sale" that is really not on the market, front half of Innerarity? I am starting my search in hopes of a small home, or one that even needs work. my next question is do yall know of any lots for sale that might not be "on the market?" When is comes to lots are there restrictions/covenants now? or are fish camp style setups still allowed? such as a fema cottage or a park style camper? looking forward to the feedback, thanks in advance.

Not sure of what location you want.
Bay side or ICW side?
East or West of, say, Original Point Restaurant.

My parents live on Gorham and I grew up out there in the summers. You are right. It is heaven.

Many of the named neighborhoods do have guidelines and hoa restrictions so I would avoid them with what you have in mind. Stay towards the front end of IP.

My folks are on Massey. No preference on bay or ICW though, It appears there are less restrictions to the east of the Point.

Update, I closed on a home on innerarity this past week. I am more than excited, and pleased with the home and deal. It's on Garcon, will be a weekend home for now. Need 2 things from y'all, best place to get one of those little metal carports (for my boat), and I am also looking for a gas golf cart to ride back and forth to my parents on. Thanks in advance. The metal carports/RV shelters come in a kit.

Mine is 13ft on the wall / 14ft on the peak. 12ftw X 40ft L. I wished it was 18ft wide, but due to property line.

Make it bigger than you want right now.....You'll be getting a Bigger boat sooner or later.

Mine came from affordable alum products on Hwy 29.

We bought a lot on Innerarity Island back in April, there are lots out there for sale but for those not in a flood zone they are few and far between. We identified possible lots of interest on Zillow and ensured they were not in a flood zone and just sent out inquiry letters to lot owners asking if they'd like to sell. 18 letters later, success. Our lot is on North Shore Way directly across the street from the bay.

There are covenants and an HOA but it is far from horrible and common sense and not expensive at all. You can find the covenants here: http://innerarityisland.org/Architectural.html

As stated make sure you buy the carport plenty wide so you can load stuff in the boat from the side while it is still under cover. I have a couple different friend with boat barns and loading ice and scuba gear into the front of the boat is easier inthe wider barn. One guy in the boat and another on the ground handing it up. It also helps keep the sun off the side of the gel coat.

on the south side about three miles down

check the subdivision "Oaks by the Sea" it's out of the flood zone on a little bluff

the lots all come with a boat slip on deep water and water access

the tidal current can rip though there pretty good and you get clean water


I really enjoyed living there

on the north side, there are lots of low wet areas with standing water
