| Hey all, I'm looking to gather some information on first time home buyer deals. I know there are several programs out there but I have no idea as of where to start. A co-worker suggested I speak to a Real Estate Agent. I know a few of you on here are into real estate, any tips on how I can get started? Do I need to just go speak to one of my bank representatives? I'm completely clueless. I'm going to start researching on google but thought I'd post here as well. Thanks in advance!

| I am not kidding when I say go get the book called "Home Buying for Dummies" It helped me tremendously. You will be overwhelmed with info if you do not understand the whole process Ray. By the time I researched my brain out and bought my first house, my realtor and loan officer did nothing but push the paperwork for me. I told them what and how to run the show. This is the only way to keep yourself safe and not get yourself screwed. Be carefull of all the Grants and FTHB programs. Some of them come with conditions etc... My buddy did not research his program and they did not tell him about the part about having to pay back some grant money if he moved out of the home within 7 years. So be carefull. I do not mean what I am about to say about realtors as a whole: But realtors (one's I have delt with in the past) are there to get you in a home and make a sale so they can make a living. Many times, that means that they will not give you the whole truth just to get you into a house etc... So just be carefull. They will not lie to you, but they sure as hell leave some tidbits out just to get you into the house and close the deal. I have seen some pretty deperate realtors here recently in the wake of the housing downturn do some pretty nasty things. The realtor for the sellers of our house over a year ago tried to take our contract out from underneath us to sell it to someone else for a slightly higher price. She did all kinds of nasty things. The only one that can look out for your well being in a housing transaction is you. Read up, research the hell out of it and know it forward and backward. Then move forward and dictate your rules for the game.

There is always Bond money available , and if you're a first time buyer , I would look into the "Ships" program ... it's designed for 1st time buyers , and it gives the buyer $5K for down payment and closing costs , and if you live in the Home for 5 years , you DON'T have to pay it back ... it IS based on your income though , so consult a Realtor about it ... I'm a Realtor , but am currently voluntary inactive ... and I agree about SOME Realtors ^^ , only out to make a buck , but upon meeting someone , whether or not they have integrity should be obvious ... just talk to a few , and you should be able to determine who's for real , and who's full of $hit ... hope this helps

konz , get lots of different quotes on rates,terms and be sure to ask about hidden fees and points on rates. What always sounds like the best deal can sometimes have alot of cost that dont show up until closing. Also have an inspection done (by licensed inspector)on the property that you are looking to purchase it can save you alot of money in the long run. Good luck!

As previously stated do your homework and don't buy the first thing the real estate agent shows you. Be careful with ARM (adjustable rate mortgages). That seems to be what has caused the foreclosure issue going on in the county today. I too was confused when I started house hunting but found a realtor that helped ease me through the difficult parts. I used Mark Porter with Old South Reality. Their office is located on 9th Ave. Just my input. Good luck with your new home.
