I don't plan on leaving town for anything. It's more trouble leaving and coming back. I will leave my house if it looks like a direct hit of a CAT 4 or bigger. I live in Garcon Point. Our house did not come close to flooding in Ivan. But it probably will flood if a CAT 4 storm comes right up East Bay. I would just go to a family members house in town if I thought we might flood. We are considered the last flood plain. We are required to have flood insurance, but my neighbor does not.
